Due Diligence Period - the investors safety net

The Due Diligience or Option Period is key to any real estate transaction. This is a significant time to do your homework, some of which may cost money, will give you a sense that maybe some of your assumptions were correct. This time is written into the contract enabling you to verify your assumptions and risk. You get your Earnest money minus a small fee (called an option fee), in most cases, if you need to back out of the deal.
